What's not covered?
As with all insurance policies there are certain circumstances when you will not be able to make a claim, known as exclusions. Full details of the exclusions which apply are provided in our Policy Document.
Some examples of exclusions include:
- Any loss or damage caused by wet rot or dry rot
- General wear and tear
- Storm or flood damage to fences, hedges and gates under Buildings Insurance
- The standard policy excess is £100. However for certain events this is higher (e.g. for subsidence claims under Buildings Insurance the excess is £1,000)
- Loss or damage by some events (theft, accidental damage, malicious damage/vandalism and escape of water/oil) which occurs after the insured property has been unoccupied for more than 90 days. If your property has been unoccupied for 45-90 days, the policy excess for claims rising from these events will be £500
- Property that is unoccupied for between 45 and 90 days will be subject to a £500 excess
- £250 standard policy excess for Escape of water or oil (or the excess stated in your certificate, whichever is the greater) unless the property is unoccupied for 45-90 days as shown above
Security conditions apply for theft and malicious damage claims. We require that when the home is left without any occupants, or when the occupants retire at night:
- At least one key operated lock or key operated bolt which is in full working order must be both in place and in use on all the outside doors.
For the purpose of this restriction, a lock will be in use when the use of a key is required to open the lock from at least one side.
- At least one lock or fastening must be both in place and in use on all the windows and they must be secured fully closed.
When the occupants retire at night the locks and fastenings on windows in occupied rooms do not need to be used.
Failure to do this may invalidate your claim.
