Cover Levels & Options

What cover limits do you offer?

Answer: We offer the following cover limits:

  • Up to £300,000 Buildings cover
  • Up to £40,000 Contents cover if the property is rented on a furnished basis
  • Up to £10,000 Contents cover if the property is rented on an unfurnished basis

If my tenants can't live in the property because of a fire, will my policy cover the cost of alternative accommodation for them?

Answer: If your home is made uninhabitable by an insured event, we will pay for agreed accommodation expenses, until the property is restored to normal living conditions. The maximum amount that you can claim for is £45,000 (15% of the Buildings sum insured)

Can I recover any rent that I lose out on if the property becomes uninhabitable?

Answer: If your rented property is made uninhabitable by an insured event, we provide cover for loss of any rent (including up to 2 years ground rent) receivable. The maximum amount that you can claim for is £45,000 (15% of the Buildings sum insured)

What would happen if the keys to my property were stolen by previous tenants?

Answer: We will pay up to £1,000 in regards to accidental damage to the locks of, or theft of the keys to the outside doors of your property.

We will pay the cost of:

  • Buying new keys, or
  • Changing parts of the locks, or
  • Replacing the locks

How long can my property be left empty for between tenancies?

Answer: Full cover remains in place during the first 45 days of unoccupancy. If your property is unoccupied for between 45 and 90 days then an increased excess of £500 applies to claims for theft, accidental damage, malicious damage / vandalism and escape of water / oil. After 90 days unoccupancy there is no cover for theft, accidental damage, malicious damage / vandalism and escape of water / oil.

I rent my property out to students; would this be acceptable?

Answer: Yes! We still provide cover for properties rented out to students and people who fund their rent through the Benefits Agency, subject to an additional premium.

What happens if there is an emergency situation such as a burst pipe or a break-in?

Answer: Included as standard with our Landlords insurance is access to a 24 hour Home Emergency helpline.

If an emergency threatens the safety of your property then call us for assistance. We can arrange for a skilled and reliable tradesman, approved by us, to get in touch with you. You will need to pay the tradesman’s bill. However, if the loss or damage is subsequently covered under your Landlords policy, you can then claim the amount you paid the tradesman back, subject to an excess.

Claims

What excess do I need to pay if I make a claim?

Answer: We have a standard policy excess of £100 which will be stated on your certificate of insurance. Escape of Water or Oil claims carry a policy excess of £250 and subsidence claims on Buildings Insurance carry an excess of £1,000.

Please note: If your property is left unoccupied for more than 45 days the standard excess will rise to £500.

When can I make a claim?

Answer: To make a claim under your Landlords policy please ring the claims team on 0845 6011 060 and then select Option 1. The claims team are open 8am-9pm Monday to Friday, and 9am-5pm Saturday.

What should I do if I have a Home Emergency?

Answer: If you have a home emergency then please call our 24hr home emergency helpline on 0845 6011 060, select Option 1 and then select Option 2 for Home Emergency claims.

DAS Legal Expenses Insurance Company Limited will then assist you with your home emergency and if necessary will send out a qualified tradesman to help you. You will then need to cover the cost of any tradesman’s bill. However if the loss or damage is subsequently covered under your Landlords Insurance policy, you can claim what you paid the tradesman back, subject to an excess.
